The BIG SEARCH

It is most important before I start “The Big Search” with Buyers that as a Team we get to know each other. It is an important step to feel comfortable and friendly with each other in order to find the right property. I always like to sit down and go through and explain “working with a realtor the contract of purchase and sale, inspection of property, financing the property disclosure statement and briefly explain when we get to “offer time” what happens.

Discussions and a brief education session on what the market is doing is a good start for the buyer to be able to make a rational decision rather than an emotional one, bearing in mind that it may not be easy. You, like everyone else, will probably want what you can’t afford. Try not to become discouraged. We will look until you find the home that fits you and it is out there. We have to be upfront and confident of the price bracket we will be looking at. There is no sense for us to be looking at properties that the buyers cannot afford. I need to know what buyers wants and needs are.

Everyone is different and are particular about different layouts, weather the property has a garage or not, the location in which they would like to live the list goes on and on. I usually with the help of the buyer select 3 – 5 listings to view to get hands on information on what our search will entail. We then re-visit the MLS listings – this is where the search begins. I always encourage buyers to ask questions, the more questions the more informed we all are and are able to make a good offer when it is time.

What can you expect from me when we are viewing properties? I am a very conscientious person and realtor if buyers are not happy neither am I.

 

I will point out positives and negatives on a property I will never push a buyer into purchasing or putting in an offer on a property that they do not 100% feel is right for them. I encourage buyers to look at all different types of properties, it amazes me after all these years that buyers sometimes end up loving what they thought they would love least. I will negotiate the best deal I can for my buyer. I have a strength at writing offers and negotiating offers. I will guide you through and keep you informed all the way through and guide you until the house becomes your home.

My last point is I let the buyer make the final decision, it will be your home in which you must love and want to spend your life in.
